Construction Theory is looking for a motivated, design-oriented individual to join our team as a Part-Time Construction Design Project Manager.

This position is ideal for someone with a strong computer design foundation who is interested in construction, interior design, custom details, project coordination, and client interaction. We are open to both entry-level candidates and experienced applicants, as long as they have strong design software skills, a good eye for detail, and a desire to work in the design-build industry.

Our firm works in both the commercial and residential markets, designing and building interior and exterior projects. Our work includes everything from full renovations and upfits to custom millwork, cabinetry, feature walls, finish selections, and unique architectural details.

Position Overview
This role will be involved in multiple parts of the design-build process, including meeting with potential clients, discussing project needs, taking measurements, creating design concepts, assisting with material selections, preparing takeoffs, coordinating orders, and helping manage communication between clients, vendors, and the construction team.

For an entry-level candidate, we are looking for someone with strong computer design skills who wants to learn construction, estimating, project coordination, and client management.

For an experienced candidate, we are looking for someone who can step in with design, construction knowledge, client communication, project coordination, and material planning.

Responsibilities:
Responsibilities may include:
  • Meeting with potential clients to discuss project needs, goals, budget, and design direction.
  • Taking field measurements and documenting existing conditions.
  • Creating design concepts for residential and commercial projects.
  • Designing interior and exterior construction details.
  • Assisting with cabinet layouts, millwork details, feature walls, built-ins, and finish packages.
  • Preparing basic drawings, layouts, renderings, sketches, and design presentations.
  • Performing onscreen takeoffs and helping prepare project scopes.
  • Coordinating construction material selections and ordering.
  • Communicating with vendors, subcontractors, and suppliers.
  • Helping maintain client relationships throughout the design and construction process.
  • Assisting with project management and scheduling coordination.
  • Working with the construction team to help turn design concepts into buildable plans.
  • Organizing project information, notes, selections, pricing, and documentation.

Entry-Level Qualifications:
Entry-level candidates should have:
  • Strong computer design skills.
  • A good eye for design, layout, and detail.
  • Interest in construction, architecture, interior design, or project management.
  • Ability to learn construction methods, estimating, takeoffs, and material ordering.
  • Strong communication skills.
  • Professional attitude with clients and team members.
  • Willingness to visit job sites and meet with potential customers.
  • Ability to take measurements and translate them into drawings or design concepts.
  • Strong organizational skills.
  • Desire to grow with the company.

Experienced Qualifications:
Experienced candidates should have some combination of:
  • Construction design, interior design, architecture, project management, or construction coordination experience.
  • Ability to meet with clients and discuss project needs.
  • Experience taking field measurements and developing design concepts.
  • Knowledge of interior finishes, cabinetry, millwork, materials, and construction details.
  • Ability to read and understand plans, drawings, and scopes of work.
  • Experience with onscreen takeoffs, estimating, material selections, or ordering.
  • Strong client communication and vendor coordination skills.
  • Ability to manage multiple details across multiple projects.
  • Field experience or construction knowledge is a major plus.

Software Skills:
A strong computer design foundation is required. Preferred software experience includes:
  • AutoCAD.
  • Chief Architect.
  • SketchUp.
  • Adobe Creative Suite.
  • Microsoft Office Suite, especially Excel and Word.
  • 2D and 3D CAD software.
  • Design, rendering, or presentation software.
  • Onscreen takeoff software or estimating tools.

Candidates do not need to know every program listed, but they should be comfortable learning new software and working with digital design tools.

Education:
Preferred but not required:.
  • Associate’s degree or higher in Architecture, Construction Management, Engineering, Interior Design, or a related field.
  • Technical training in drafting, design, construction, or interior design.

Relevant experience, strong computer design skills, and the right attitude may be considered in place of formal education.

Additional Skills That Are a Plus:
  •  Real estate license.
  •  Construction estimating experience.
  •  Interior finish selection experience.
  •  Cabinetry or millwork knowledge. 
  •  Rendering or visual presentation experience. 
  •  Vendor and supplier coordination experience. 
  •  Social media content creation or management experience. 
  •  Ability to photograph projects, create posts, organize project updates, and help showcase completed work. 
  •  Experience with Instagram, Facebook, LinkedIn, Canva, or other content/design platforms.

Ideal Candidate:
The ideal candidate is creative, organized, technically minded, and comfortable working with both clients and construction details. They should enjoy turning ideas into real projects and be willing to help with both design and project coordination.

This person should be able to move between the office, job sites, vendors, and clients while keeping details organized and communication professional.
